Project Overview
Sasser Restoration was hired to upgrade electrical panels in a 304-unit residential property after the insurance company required updates to maintain coverage.
The scope included asbestos abatement and panel replacement in all 304 units. More than 90% were tenant-occupied, which meant careful coordination was critical. Power had to be disconnected in each unit, generators were installed to support residents during the outage, and every unit required city inspection before power could be restored.
Before work began in each unit, floor protection was installed to prevent damage. Critical barriers were set to protect the popcorn ceiling, and a full containment was built around the work area, including the entry door. Once the area was properly prepped and sealed, the marked section was carefully removed.
After removal, the containment area was HEPA vacuumed and wiped down with Decon 30 to ensure a clean and safe environment. Once clearance was achieved, the area was encapsulated, and floor protection was removed before demobilizing.
The Impact
The property maintained insurance coverage and improved electrical safety across all units. Tenants were able to remain in place with minimal disruption, and the project was delivered on schedule despite the scale and occupancy challenges.
